Thanya Shopping Park: Greener Pastures

Thaniya Group, a major Bangkok-based property development company, recently launched the Thanya Shopping Park, a 2.5-billion baht (US$81.5-million) investment, which will be based on a vast tract of land on the busy Sirnakarin-Pattanakarn Road. Construction got underway last month and the project is scheduled for completion by December 2011.
Once the project is finished, Thanya Shopping Park will set a new benchmark in terms of providing consumers with an exceedingly eco-friendly shopping space within the capital. About half the area being used will account for green spaces, while the use of an organic free-form building design was inspired by traditional Thai homes, which provide plenty of space for fresh air to circulate.
'Green Community' Concept
Wittawat Ansusingh, Thanya Shopping Park's sales and marketing manager, says Thanya Shopping Park will be a unique shopping development thanks to its reliance upon a 'green community' concept.
“When it comes to eco-friendly projects, Sunantha Sombuntham Thanya [Thaniya Group's chief executive officer] always takes them very seriously. For example, all the power-related aspects installed within the site include energy-saving features, such as energy-saving bulbs,” according to Wittawat. “There are also solar-powered systems, including one for the water storage tank, while eco-friendly materials are being used throughout the construction phase.”
Wittawat says the company believes that Srinakarin Road is already a prime location for shopping mall projects and that this can be evidenced by the dramatic growth in such developments in the area over recent years.
“In fact, the company bought the land many years ago, but has been waiting for the right time to open a mall,” Wittawat says, adding that the company believes the mall will be able to compete with rival malls in the area, such as Paradise and Seacon Square.
A Balanced Approach
The impressive design of the Thanya Shopping Park development includes six low-rise buildings, which will form a U-shape. Covering 70,000 square meters, the retail area will account for 20,000 sq m, which will include a supermarket, restaurants and stores. While there will be a car park large enough to accommodate up to 800 vehicles, the remaining space will be given over to 'green' areas, according to the developer.
The company has set a monthly retail rental fee of 600 baht ($20) per sq m, although it's also offering 15-year leases (on a minimum space of 6 sq m) at 700,000-800,000 baht.
Wittawat says that the company is aiming to attract 40,000 visitors per day on weekdays and more than 70,000 visitors per day on weekends.
“We don't want to be seen as a 'rival' shopping venue since we are definitely an alternative mall with a clear concept, which is to become an ideal shopping venue for three different generations.”
“At the end of the day, we just want to provide consumers with a beautifully landscaped shopping area, which will surely improve the overall experience for them.”
